JOB DESCRIPTION

The Maintenance Substitute works under the direction of the Facilities Manager and performs general building maintenance, cleaning, and facility operations tasks on an as-needed basis.

 

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

  • Assists the Facilities Manager with building systems, including but not limited to heating, air circulation and cooling, snow melt, lighting, plumbing, fire sprinkler and alarm system, emergency exit signage and lighting, security alarm, garage door, elevator, irrigation system, and appliances.
  • Performs basic carpentry and painting tasks.
  • Performs grounds maintenance, including snow shoveling, sweeping sidewalks and garage entrances, keeping sidewalks and entryways free of debris, and parking garage cleaning.
  • Performs other heavy cleaning and maintenance assignments as needed.
  • Promptly reports any maintenance issues observed during a shift to the Facilities Manager.
  • Demonstrates reliability, works cooperatively with others, and shows care for the condition of the facility.
  • Must be available for early start times (e.g., 7:00 AM) and occasional weekend work as needed.

  • Strong interpersonal and communication skills.
  • Ability to work well independently and as part of a team.
  • Ability to manage tasks within a flexible schedule and complete work in a timely manner.
  • Willingness to learn and develop new skills relevant to facility maintenance.

 

PHYSICAL & MENTAL REQUIREMENTS

  • Moderate physical activity required, including walking, standing, kneeling, bending, and stooping.
  • Ability to lift and carry up to 50 pounds from ground level.
  • Ability to climb ladders up to 30 feet.
  • Ability to communicate effectively both verbally and in writing.
  • Ability to tolerate dust, fumes, and other environmental conditions common in maintenance work.
  • May be exposed to electrical systems, cleaning chemicals, and other potentially hazardous environments.

 

EDUCATION & EXPERIENCE

Education: High School Diploma or equivalent required.

Experience: At least one year of experience in facilities or maintenance work preferred.

Working knowledge of: Basic cleaning procedures and equipment, plumbing, heating, air circulation systems, electrical systems, and basic carpentry skills
